They have also organized partnerships to purchase several apartment complexes and one large commercial building.

As a development company, Integrated Lodging Services doubled the size of the Decorah, Iowa Super 8 Motel from 30 to 60 units approximately twelve years ago and built the Knoxville, IA Super 8 Motel approximately eleven years ago. In 2003, Integrated Lodging Services built and opened a 34-unit Super 8 Motel in Cresco, Iowa.

Each of the partnerships that were formed to own the above listed properties were different and independent from every other partnership. Roy Ware, the President of Integrated Lodging Services, was or is a general partner or member in each of the above listed partnerships.

As a management company, Integrated Lodging Services managed the vast majority of these properties, however, not every one of them. As an example, the Knoxville Super 8 Motel was leased on a triple-net lease basis to one of the other general partners that ran and operated the motel as his independent business paying the partnership a fair return on their equity investment.

Currently, Integrated Lodging Services has a management agreement with the following properties: Clarion Hometown Inn in Clarion Iowa; the Super 8 Motel in Decorah, Iowa; the Super 8 Motel in Winterset, Iowa; the Cherokee Super 8 Motel in Cherokee, Iowa; and the  Super 8 Motel and the Red Carpet Motel in Knoxville. Iowa. 

It is the goal of Integrated Lodging Services to continue managing approximately five to ten motels and to develop, as a need occurs, motels in either Iowa or Minnesota.
